Baca Grande Called Hottest “New” Real Estate Development in Colorado

Lots sold in the “Bocca”, a huge planned community near Crestone, Colorado, has eclipsed last years total of 150 lots sold and next year this should double to 300 lots, with very few selling below $10,000 says Chamber of Commerce member Bernie Lumbert.
(PRWEB) November 23, 2004 -- Most lots are fully developed with underground utilities (water, sewer, electricity, phone) to the lot line and some are on paved streets. “Comparable lots anywhere in the US sell for at least $20,000,” said Lumbert. Real estate brokers confirmed this: “I have nothing within $30,000 of this price range,” said one in Colorado Springs.
Lumbert believes that Saguache County will have a population growth of about five percent during 2005. Fueling that growth is the Baca Grande, located near Alamosa, the Great Sand Dunes National Park and the Sangre de Cristo Mountains.
Land prices in the Baca Grande are up about 30% this year and an additional price increase of around 33% is forecast for next year. Houses have gone from an average of under $100,000 three years ago to nearly $150,000 now and several are under construction in the $300,000 range.
